Waterfront: The Pinnacle of Engineering and Aesthetics on England's Coast
Located on England’s oceanfront, the Waterfront project stands as one of the most distinguished examples of how modern architecture can work in harmony with the harshest natural conditions. High wind loads, salt-laden air, and the constant corrosion risk of a coastal environment demanded not only aesthetic excellence but an uncompromising engineering approach.
This is a signature residential project designed and delivered end-to-end by the VELTAA team, encompassing a complete facade and window system solution. Every stage of the project was meticulously managed in accordance with the UK’s strict building standards, with individual wind tunnel reports prepared for each block.
Balancing Transparency and Durability
The core objective at Waterfront was to bring unobstructed ocean views into every interior space while creating a building envelope capable of withstanding the relentless forces of the coastal environment.
The aluminum facade systems developed for this purpose were engineered to carry glass loads of up to 700 kg. Wind-resistant facades, balcony doors, and custom-designed system details were combined to optimize the building for both aesthetics and performance.
The VELTAA technical team maintained an active on-site presence throughout installation — personally overseeing wind load analysis for each block and directing every stage of the application process.
An End-to-End System Solution
At Waterfront, VELTAA delivered not just products — but a fully integrated system solution.
Key components used throughout the project:
- PAS 24-compliant window and door systems
- Custom-colored aluminum profiles with Bi-Colour technology
- Wind-resistant facade systems
- Balcony doors
- Window profiles
- Fire doors
All components were combined to create the project’s cohesive architectural character — merging functionality with refined aesthetic design.
All products were packaged to international shipping standards and delivered safely by sea, arriving on-site without disruption. A well-planned logistics process and streamlined installation steps ensured the entire assembly was completed quickly and flawlessly.
Systems Used & Technical Performance
Facade Systems Selected for the highest floors and most wind-exposed elevations, these systems deliver maximum structural resistance:
- Wind resistance up to 2,400 Pa
- Water tightness up to RE 1950
- Air tightness up to AE 1950
- Thermal performance down to Uf = 0.56 W/m²K
- Security options including PAS 24 compliance
- Acoustic performance ranging from 33 dB to 60 dB
These systems ensure the building is protected not only from external forces but also delivers superior energy efficiency and interior comfort.
High Insulated Window Systems Selected for general use areas throughout the project, these systems strike the ideal balance between performance and aesthetics:
- Thermal insulation: Uf = 1.8 W/m²K
- Flexible sizing from 600 mm to 2,800 mm
- High air, water, and wind resistance
- Elegant design with a minimum 93.5 mm frame width
- Balanced acoustic performance
- Burglary resistance (PAS 24 – RC2 – RC3)
Frequently Asked Questions
Can VELTAA systems meet UK building regulations?
Yes. All systems used at Waterfront were selected and engineered in full compliance with UK building standards, including PAS 24 security requirements and the specific wind load thresholds defined by the project's structural reports.
What does PAS 24 compliance mean?
PAS 24 is a UK-specific enhanced security standard for doors and windows. Systems that meet this standard have been tested to resist forced entry, making them a requirement for many residential developments across England.
Why was aluminum chosen for a coastal project like Waterfront?
Aluminum is inherently resistant to corrosion, and when combined with Seaside-class coatings, it becomes the material of choice for oceanfront environments. It maintains its structural integrity and appearance despite constant exposure to salt air, wind, and moisture.
What is Bi-Colour technology?
Bi-Colour refers to the application of two different colors on the interior and exterior faces of an aluminum profile — allowing the window system to match the external facade while offering a different finish inside. This provides complete design flexibility without compromising performance.
How were the products delivered to the site?
All systems were packaged to international shipping standards and transported by sea. A coordinated logistics plan ensured on-time delivery and a smooth, damage-free installation process.
